Portage County Sheriff Foreclosures

The Portage County Sheriff’s Office will conduct the sale of all real estate subject to foreclosure on the “Official Public Sheriff’s Sale Website”; which is operated by Real Auction, based on a contract with the Ohio Department of Administrative Services. The process and procedures under which these sales will be completed are detailed at the Real Auction website: https://portage.sheriffsaleauction.ohio.gov  All prospective bidders should familiarize themselves with this new process.

In general, the following key points are noted:

  1. All person(s) who want to bid on a property offered by the Portage County Sheriff’s Office MUST REGISTER with Real Auction. Registration will include the completion of the Purchaser Information Form.
  2. Properties will be open for bid, at least seven (7) days immediately prior to the Date of Sale. This is generally known as a Proxy Bid.
  3. On scheduled Mondays at 11:00 a.m., Eastern Time, the online auction will begin. An Auction will be conducted for each individual property; however, only one property will be offered/sold at a time. After a property is sold, the next scheduled property sale will begin.
  4. Minimum deposits ($2,000/$5,000/$10,000 set by law) must be at Real Auction prior to bidding:
    1. For WIRE TRANSFER DEPOSITS: MUST BE RECEIVED BY 5:00PM (Eastern Time),TWO (2) Business Days BEFORE the Monday auction
    2. For ACH DEBIT DEPOSITS: MUST BE RECEIVED BY 4:00PM (Eastern Time), FIVE (5) Days BEFORE the Monday auction customerservice@realauction.com

This means the deposited funds MUST BE in the account of Real Auction by Wire Transfer or by ACH Debit by that date and time.

If the Judgment Creditor is the purchaser at the sale of residential property, they shall not be required to make a sale deposit. All other purchasers shall make a sale deposit as listed above.

NOTE 1:   Delinquent Tax Sales will be held at the Portage County Justice Center, 8240 Infirmary Road, Ravenna Ohio 44266, . Deposits for Tax Sales will be 10% of your bid.

Sheriff Sales begin PROMPTLY at 11 a.m. 
 

Effective March 1, 2021, all successful bidders at sheriff's sales will be required to pay the fees below in addition to the purchase price:

  • Recorder's  fee:  $34.00 for the first two (2) pages and $8.00 for each additional page.
  • Sheriff's administrative/Recording Fee:  $40.00 Effective January 1, 2022
  • Auditor's conveyance Fee:  (.4% of the purchase price rounded up to the nearest $100.00 plus $0.50 per parcel)
  • Sheriff's Deed Fee $50.00

EFFECTIVE APRIL 1, 2021 TAX SALES WILL BE HELD AT THE PORTAGE COUNTY JUSTICE CENTER, 8240 INFIRMARY ROAD, RAVENNA, OH  44266 ON MONDAYS AT 11:00 AM IN THE COURTROOM LOCATED OFF THE LOBBY.

Ohio House Bill 390 Frequently Asked Questions
  • Remote Bid: The judgment creditor or lien holder shall submit their bid by email by 4:30pm Eastern Standard Time on the business day prior to the sale date. The Sheriff shall confirm receipt via email to the Plaintiff, Judgment Creditor or Lien holder who entered the bid. All bids received after 4:30pm Eastern Standard Time on the business day prior to the sale date will be confirmed via email but NOT accepted. All other bids will be accepted at the auction. (O.R.C. 2329.152)
  • If the judgment creditor is the purchaser at the sale they shall not be required to make a sale deposit. (O.R.C. 2329.211)
  • Third party purchasers shall make sale deposit as follows:
    • If the appraised value of the residential property is: 
    • Less than or equal to ten thousand dollars ($10,000.00) the deposit shall be two thousand dollars ($2,000.00).
    • Greater than ten thousand dollars ($10,000.00) but less than or equal to two hundred thousand dollars ($200,000.00, the deposit will be five thousand dollars ($5,000.00).
    • Greater than two hundred thousand dollars ($200,000.00) the deposit shall be ten thousand dollars ($10,000.00)
  • We will accept cashier checks only.
  • The Purchasers Information Form must be filled out at the time of auction.
  • If the property is unsold at the first auction then a second auction shall be held and the property shall be sold to the highest bidder without regard to minimum bid. But subject to relating cost, allowance and real estate taxes.
  • The unpaid balance of the purchase price must be paid to the Portage County Sheriff by cashier's check within thirty (30) days of the filing of the confirmation entry. The plaintiffs' attorney will prepare the confirmation entry and the deed. The Portage County Sheriff's Office will transfer and record all deeds within 14 days of receiving the deed, confirmation entry and final payment. The purchaser may be responsible for paying the deed, recording and conveyance fees for cases purchased at the Sheriff Sale. EFFECTIVE APRIL 1, 2021 TAX SALES WILL BE HELD AT THE PORTAGE COUNTY JUSTICE CENTER, 8240 INFIRMARY ROAD, RAVENNA, OH  44266 ON MONDAYS AT 11:00 AM IN THE COURTROOM LOCATED OFF THE LOBBY. The Plaintiff's attorney must provide the Deed to the Sheriff within 7 days from the filing of the confirmation of the sale. (O.R.C. 2329.36 )
